Who doesn't love the thrill of an auction? Looking to buy real estate at bargain prices in Charleston, SC? Buying a tax foreclosure can be an effective strategy for acquiring real estate at a very competitive price. However, this process is not without risk and is influenced by the emotions of the contestants involved. So let's take a look at the tax auction that took place last Monday at Charleston City Hall in North Charleston.
In our case, we are interested in a small area of North Charleston. Initially, the auction list includes 77 objects in this area. That number was reduced to 60 on the Friday before the county tax auction, and to 49 on the day. Once shortlisted, a property owner cannot be removed simply by paying the assessed tax, but must pay any penalties incurred. And if the property is auctioned, they must pay all interest on the bid amount.
You must register as a bidder with Late Tax Collector before you can bid. Pay a small fee, provide an address, and you'll be registered as an auctioneer. Auction rooms are usually well attended, so arrive early (Charleston County offices are on Leeds Ave., North Charleston). There are rules to be followed which will be repeated on the day, this is a group that tolerates the newcomers amongst us all. Bidders must pay on the day of sale or, if delayed, the following day by cash, certified check or bank transfer.
Listings will be posted on the Tax Free List approximately 2 months prior to the auction or at least when we receive them. You still need to do your research because tax records are posted when they are in arrears. For example, does the building still exist, is the land actually recorded, is it a lake or even a lake? Often the title will be cloudy and you will have to spend more time and money to fix it. The minimum bid is usually a tax credit and will also be the initial bid from the Waste Land Commission (FLC). The County FLC is the auctioneer of last resort if the property does not sell at auction. The property purchased in this way will be sold by private auction in approximately 30 days.

If there are multiple properties with one owner, all outstanding taxes may be paid at the first auction and the remaining properties will be immediately removed from the auction. If your bid is successful, you will not own the property in the first place and will have to wait 12 months during which the original owner can trade in the property to pay taxes, interest and service charges. Your offered interest rate will range from 3% to 12%, but all quarterly interest payments will be limited to FLC's open offer.
Speak clearly in the auction and also know your limits, it's easy to get a feel for everything and overpay. Walking is not as painful as overpaying. Bidding has little to do with delinquent taxes, but you can bet that a big delinquent bill will attract big offers because the property will be worth a lot to begin with. Now there will be professional investors and very difficult ones - try not to compete with them at the first opportunity!
The highest bid we saw that day was $2,770,000; Even $300 (but only once) with everything in between. The audience was very quiet when the auction reached the sports figure. We bought 4 building lots and 3 houses in poor condition for $32,000. All our auctions are in our target areas, where we raise logical funds for future development (more details in future topics). A good day will be good if they are not redeemed before the name transfer after waiting 12 months. It's just another form of real estate investing that can have high returns and a unique experience. Have fun, but be careful. As an investor and real estate developer, our portfolio includes a variety of investments.
