Interest rates on 30-year fixed mortgages, the most popular loan product, fell to record lows this week, hitting their 17th historic low in less than a year. However, interest rates may have bottomed out as many experts expect them to rise next year.

The average 30-year fixed rate fell an average of 0.7 points to 2.65%, according to the latest data released by Freddie Mac on Thursday. (A point is a fee paid to the lender, 1% of the loan amount, added to the interest rate.) A week ago it was 2.67%, a year ago it was 3.64%.

Refinancing rates may vary because the study is based on mortgages for home purchases. This is especially true since price adjustments for refinancing contracts came into effect earlier this month. The adjustment is 0.5% of the loan amount (eg $1,500 on a $300,000 loan) and applies to all Fannie Mae and Freddie Mac refinances.
The 15-year fixed rate average fell to 2.16%, an average of 0.6 points. A week ago it was 2.17% and a year ago it was 3.07%. The five-year average adjusted rate rose to 2.75%, an average of 0.3 points. A week ago it was 3.71% and a year ago it was 3.3%.
