But unfortunately, sellers are asking the wrong kind of questions to get those answers. The sellers go through a series of yes/no or closed questions that do not give the seller insight into whether the agent is knowledgeable and competent.

These are important questions, but they don't get to the heart of what most sellers really want to know about their agent. Another problem with these types of questions is that you don't have the context to say what a "good" answer is or a "bad" answer.

In my video, I discuss examples of realtors asking how many listings they currently have and what's wrong with that because it's a closed question. Like what happened to my brother, he had a number in his head and knew how many listings a successful agent should have, but he had no idea what the context of the agent's responses was.
To use this question as an example, last year in Thurston County, there were 5,904 listings sold and 1,848 listing agents. Using these numbers, each agent has an average of 3.19 listings. But the real question I ask sellers is, what is a "good" number of listings an agent should have? Is a better agent one with ten listings? Or is a better surrogate a zero-list surrogate?
For more background information, what does the market look like? Thurston County is currently in a very strong seller's market with very few listings. I ask again, is an agency with 50 listings more successful than an agency with 0 listings? Maybe zero listing agents sold their inventory.
I don't know the answers to these questions. What I mean is that the answers to this question and others like it are meaningless for the seller to determine which agent is competent, experienced and can do a good job.

What I suggest to be successful in understanding the strengths of a real estate agent and how they can help you is to ask open-ended questions. Here you can get really useful information about proxies, how they work and whether they are right for you.
This is a good open question because as a real estate agent I can share with the seller my past experience of how I dealt with this challenge and my answer will also give the seller a sense of my personality, work process and rationale. All of these things are important to sellers.
Other questions to focus on are more "What would you do X..?" and "What would you do in this situation?"
