Del Webb Sun City Az - Sun City is a census-designated place in Maricopa County, Arizona, United States. The US Census Bureau had a population of 39,931 as of the 2020 census.
Founded in 1960 as a project of E. Webb, the location is a so-called retirement town, populated mostly by senior citizens of the United States from the northern states. The age limit was fixed at 55 years. The climate in the Valley of the Sun, where the city is located, is pleasantly warm with an average of 312 sunny days per year. Through Sun City, it operates US Highway 60 and Arizona State Route 101.

On January 1, 1960, interested citizens were able to see six mole houses built by the Web Development Company near Phoenix. The Sun City project was a huge success, and by the end of 1960 the developer had completed all 400 homes planned for the first year and sold another 900 homes. Inspired by his desire to build a large apartment complex here, Webb took inspiration from the small town of Youngtown, built in 1954 just south of Sun City. The city already had churches, supermarkets, sports facilities and hospitals in its early stages. Boswell Memorial Hospital, opened in 1970, is one of the most prestigious hospitals in Arizona. In 2010, Sun City celebrated its 50th anniversary and is currently welcoming its third generation of residents.
Sun City has no official administration, but is managed by the I Webb Corporation and several other private companies. Police service and other government services are performed by the State of Arizona or Maricopa County. For "America's most famous resort and retirement community," over 200 homes sold in the first weekend in Sun City. By the first year, 2,000 homes had been purchased, but DEVCO plans to sell 1,700 homes in the first three years of Sun City's opening.
Located in Maricopa County near Surprise, El Mirage and Peoria, this unincorporated city of 27,000 homes is also listed on the National Register of Historic Places.
In 1959 Del Webb founded Sun City, the first "active retirement community" in the United States. On its opening weekend, 237 homes were sold. Cars lined Grand Avenue to enter as visitors swarmed the model homes on Oakmont Avenue.
Mr. and Mrs. E.A. Britton stopped in front of the home at 12801 Augusta, which they won in the content for the name Sun City. The two-bedroom, one-bath home on the golf course had a base price of $8,500.

Today, the idea of residential villages in the Sun Belt, planned specifically for elderly retirees, is popular. But before the 1960s, this concept did not exist. Del Webb changed all that. He was a successful entrepreneur who saw that senior citizens needed more than just a place to live; many also sought a sense of community and recreational opportunities.
Webb's first experiment in a planned senior retirement community was the Phoenix suburb of Sun City, Arizona. His company opened five model homes on January 1, 1960, with uncertain expectations of how they would be received.

Instead of the 10,000 visitors they had hoped for, the complex welcomed more than 100,000 people in its first weekend. By the end of 1960, more than 2,000 homes had been sold.
Sun City's layout was distinctive, with two circles of concentric streets (making the village instantly recognizable from the air). In the center of the circles, Webb placed commercial and institutional buildings; Golf courses were located along the outer streets. Recreation centers and artificial lakes provided additional opportunities for residents to meet and socialize.
The focus on these amenities and recreational opportunities for residents made Sun City unique, as did the lack of another institution - schools.
The new village was so popular that Del Webb's company soon began working on additional "Sunshine Cities" in Florida, Texas, South Carolina and Nevada.
