This study examined data from 592 cities at the metropolitan statistical area level. To determine the affordability of buying a home, we used average home prices by city for homes with one to five bedrooms. Based on census data, we determined the distribution of households in different sized houses by city, and combined this data with house price data to create a weighted average house price for each city.
In addition, our research also measured the purchasing power of households with the median household income. This factor provides city-by-city insight into homebuyers' ability to earn an income that would allow them to afford a home. Our study calculated the price-to-income ratio, the average cost of an apartment as a multiple of the median household income in a city.
The price-to-income ratio in this study ranged from 16.7 in Flint, Michigan, the most affordable city in the country, to 16.7 in Palo Alto, California, the most expensive city in the country. Nationally, the average price-income ratio was 5.0. The top five cheapest cities were all in California, with Palo Alto, Newport Beach, Santa Monica, Santa Barbara and Berkeley leading the way. The cheapest housing is mainly found in small and medium-sized cities in the Midwest, but cities in the South are also scattered.
