Las Vegas developers have opened affordable housing amid rising rents and concerns about southern Nevada residents' ability to continue paying higher prices.
Ovation Design & Development held a grand opening Thursday for Arioso, a 195-unit apartment building in the Southwest Valley for low-income seniors. One-bedroom units start at $921 per month, two-bedroom units start at $1,105, and rent includes Ovation site utilities.
By comparison, the typical rental rate in Las Vegas was $1,851 in April, Zillow said. Las Vegas rents rose 21.3 percent year-over-year, compared to 16.4 percent nationwide.

Nevada has long faced a demand for affordable housing, a problem recently amplified by the Las Vegas housing boom. Strong demand, limited supply and rapid price increases for both buyers and renters have made it harder and more expensive to find Las Vegas Valley housing in a year or two. Last year.
Gov. Steve Sisolak said at an event Thursday that his "biggest concern" is affordable housing and that the Ovation projects offset the need for such units.
Project manager Jess Molasky said construction on Arioso was completed in October, and the four-story project on Blue Diamond Road near Fort Apache Road is fully leased and had a waiting list.
Nevada, which has the largest population in the Las Vegas Valley, has an estimated shortage of 79,835 units of affordable and affordable rental housing for the lowest-income tenants, according to the National Low Income Housing Alliance.

He pointed to Las Vegas' "staggering" rent increases, saying too many people are "wondering what would happen if they couldn't afford these skyrocketing rents anymore. No."
Arioso for one attracted tenants like Maria Del Carmen Palacios, 62, who moved there in April.
