CrowdStreet ranks the top 20 commercial real estate markets based on nearly 30 factors, including population growth, job growth, unemployment rate, economic diversification, education levels, climate, home prices and quality of life.
Placing DFW at No. 8, CrowdStreet cites increases in home prices, apartment rents and apartment occupancy levels in the area.

The firm ranked Austin No. 1 in the rental construction category, No. 2 in the office and retail categories, and No. 3 in the multifamily category.
Austin "still has many strengths to recommend it, from its relative affordability and vibrant cultural offerings to its enviable status as the city of choice for Silicon Valley companies and employees to relocate," says CrowdStreet, noting the local presence of major companies such as Google, Oracle and Tesla.
14th-ranked San Antonio's military presence, population growth and retail growth have helped fuel "Oasised growth" there in 2021, CrowdStreet points out.

But to make the top 20, the market must consistently rank highly in more class real estate," says Ian Formigle, chief investment officer at CrowdStreet, in a press release.

La Tarte Tropézienne, the world-renowned French bakery-café known for its unusual custard-filled cakes, closed its location at the Joule Hotel in the city center in early January - La Tarte's first outlet outside of France.
Pizza Lounge, a pizza place that has been selling pies in Exposition Park since 2009, closed Jan. 9 after 12-plus years. The closure was sudden, with a statement saying there were "various reasons" that led to the closure.
Flatbread Company, the pizzeria with New England roots that took over the famous Firestone space on Greenville Avenue, closed in mid-January after a year. The owners said that "Covid-19 pushed us over the edge".

Monica's Mex-Tex Cantina, the Southside location of veteran restaurateur Monica Green, closed March 19. The restaurant has changed owners (and concept) several times; Greene has been running it since 2018.
Shoals Sound & Service, a small but well-respected bar and restaurant in Deep Ellum, closed on March 27, after five unhappy years. It started out as a mixology place, but gained a following for its vegan fare.
Ten Bells Tavern, a cat bar in Oak Cliff, closed in April as its location was torn down for apartments. It will reopen in mid-2023 nearby at 238 W. 8th St.
Rapscallion, the Greenville Avenue restaurant from the owners of Boulevard and Hillside Tavern, closed May 14 after seven years. The owners offered little explanation.
Dallas Ft. Worth Commercial Real Estate
Chelle's Seafood Kitchen, owned by award-winning chef Michelle Vi Pepping, closed on May 29. Pepping said it was because of all the challenges she faced after the pandemic. She also owns Okaeri Cafe in Richardson, which is still open.
Slices USA, the Sicilian-style pizzeria chain whose location was on an awkward corner of Cedar Springs Road, closed in May. They serve thick crust pizza by the slice in a square configuration and are spread up and down the west coast.
Mama Mias Italian, a longtime restaurant on Deep Ellum's east coast, closed in mid-June after 18 years. Owner Anselmo Manzanares blamed the pandemic.
Meso Maya has closed its Addison location at 5280 Belt Line Rd. June 12. It has been there since 2018. Northwood Retail, which owns the property, has other plans for the location.

XO Coffee Company, a cute coffee shop in old downtown Plano at 1023 E. 15th St., closed June 5; They have been there since 2016. The space was taken over by Lemma Coffee in November.
Steam Theory Brewing, a brewery-cum-restaurant in Trinity Groves, closed on June 19, after four years, due to the pandemic.
Wit's End, an old-fashioned hangout in the epicenter of the neighborhood at 2724 Elm St., closed its doors on June 26. A spokesman said the lease had come to an end and the landlord, Westdale Properties, would not renew.
OT Tavern, a bar on Greenville Avenue that was a hotbed of crime and discontent, closed on July 5, after 11 years. The bar is the subject of a long-standing campaign by neighbors disgusted by the crowd it attracts and the accompanying noise and crime. The site will become Foxtrot Market.

Kookie Haven, a family-owned pastry shop in Oak Cliff owned by sisters Shinita Briggs, Darla McCuen and Kim Haynes, closed on July 9. They were forced to raise prices after the pandemic, but it became too difficult.
The Japanese restaurant Teppo on Greenville Avenue closed in August after 27 years. The space will become a new sushi restaurant from accredited chef Jimmy Park, who owns the Japanese restaurant Shoyo next door. Masayuki "Masa" Otaka of Tepp is opening a restaurant in Preston Center, in the former Rock 'n Roll Sushi location at 6109 Berkshire Ln.
Big American Hero, a longtime convenience store at 4001 Lemmon Ave., closed in mid-August to move into the former Del Taco in the strip mall at Skillman Road and Northwest Highway. The space will become Shug's Bagels shop.
Spiral Diner and Bakery, a Fort Worth-based chain, closed its Oak Cliff location on Aug. 14. The site was at the end of its lease, and Spiral claimed the building needed too much work. It was quickly snapped up by La Comida, which will open next week.

Darkoo's Chicken Shack, a fried chicken restaurant in the former Khao Noodle Shop location in the east, closed in mid-October after owner Stockdale Investment Group locked it out of the site.
Modest Rogers, aspiring mom and dad chef Modest Rodriguez, closed at the end of October, alluding to the personal toll it took. It was only open for a year.
Henry's Majestic, a popular bar closed, along with its home in Atwater Alley, on October 30. The owner sold the building, which caused the bars to move. Henry's owners say they plan to reopen in a different location.
