All night of September 1, 2021, New York City experienced record rainfall and strong winds. The rain was a remnant of Hurricane Ida and caused devastating flooding and damage throughout the city. It was the first time New York had issued an emergency flood warning. Officials in New York state that the large-scale flooding was caused by a high amount of rain in a short period of time. Manhattan experienced a record 3.15 inches of rain in one hour Wednesday night and a total of nearly 8 inches overnight.
What Exactly Is A Steam Boiler?
The rapid accumulation of rain caused many basements and boiler rooms to flood in New York City. Controlled Combustion contacted and treated nearly 50 buildings in the days following the flood, including several buildings we had never worked on before. Some buildings that are not current customers hired other heating contractors immediately after the flood, but ended up contacting Controlled Burners to make repairs or rent a portable heater. The building locations we served in ranged from Yonkers to Queens, Manhattan, Brooklyn and the Bronx. Many of these buildings experienced severe flooding, ranging from 3 inches to 30 feet, resulting in fully submerged and severely damaged equipment in their boiler rooms. While the damage was undoubtedly catastrophic, it could have been even worse had there not been fresh water in the flooded boilers due to the corrosive properties of seawater. After the floodwaters receded and the floodwaters were removed, controlled combustion technicians arrived at the buildings to inspect and test the boiler components and burners to diagnose significant problems. We worked to bring our customers' units back online within days and even hours after the rain, restoring essential services quickly and efficiently. Our technicians provided our office with the necessary communication with photos and a full description of the malfunctions in the heating equipment they found, so that our customers could receive recommendations for repairs and find and order the necessary parts as soon as possible. We also provided our clients with detailed information on FEMA funding and disaster response eligibility requirements.
Many of the buildings contacted by controlled fire to rehabilitate flood damage are current users. Management companies such as Brown, Harris & Stevens, FirstService Residential, AKAM Associates, Metro Management, Douglas Elliman and even Manhattan College are current clients for whom we regularly perform maintenance and service. However, some buildings initially hired another heating contractor or plumber to repair their equipment and called in a controlled fire to take over where their other contractor had failed.
With a month to go until the heating season ends, our main goal has been to ensure that our customers' heating appliances are producing domestic hot water safely and reliably. Our second goal was to restore the heating equipment to efficient, safe and reliable operation so that secondary damage does not occur when cold weather arrives. Even then, electrical equipment and motors submerged in floodwaters, but apparently working, are recommended to be replaced. Functional electrical components will only work temporarily and cause many future service problems and expensive repairs if not replaced now. Our team has worked to find repair parts for a wide variety of makes and models of heating equipment, from Industrial Combustion, ST Johnson, Iron Fireman and Powerflame burners to Federal, Rockmills, Eastmond and Weil-McLain boilers. We repaired oil burners and gas burners, steam boilers, Scottish sea boilers, fire boilers and cast iron cut boilers while restoring electrical panels and repairing oil tanks. Parts for our customers' equipment come from manufacturers and suppliers such as Heat-Timer, Tekmar, Honeywell, Fireye, Siemens Combustion Controls, McDonnell & Miller and Auto Flame.

Record rainfall and flooding in New York City led to high demand for heating equipment repairs and spare parts. However, supply chain problems have increased recently for various reasons, including floods and Covid-19. Our team has worked with a wide variety of suppliers and equipment manufacturers to obtain the parts our customers need, as well as utilizing our 30,000 square foot supply warehouse. While Covid-19 has certainly affected the supply chain of all business sectors, the local increase in demand for parts due to flood-related repairs has decimated the inventory of local suppliers and suppliers to the heating industry. Normally available parts and materials were no longer available, leading to increased delivery times. One of the most significant effects of the shortage of parts and materials is a sharp increase in prices. Our team is constantly forced to find new solutions to meet our client's needs. If an exact replacement part was not available, a replacement had to be made. Choosing spare parts requires experienced and knowledgeable people.
Unfortunately, several of our customer's heaters were damaged beyond repair or had replacement parts and replacements within a few months of delivery. With the heating season fast approaching and especially long delivery times in November and December for the supply of specific heating parts and units, in these rare cases, buildings choose to rent a portable heater from a controlled combustion home.
Portable boilers are an excellent choice for long-term repairs or, in this case, emergency care. Phipps House Services, a property in Queens that had not had work done before, contacted us a week after the flood to provide two portable boilers to their building after their two Cleaver-Brooks units were irreparably damaged by the flood. We first inspected this property and the properties of other customers to whom we have provided portable boilers in order to obtain the necessary work permits and order the necessary materials. We provide maintenance and emergency service 24 hours a day during the delivery and connection of the portable boiler. Another property in Queens rented a portable boiler from another contractor and received a high pressure steam boiler that was not approved for use in New York. In order for this portable boiler to operate legally, the manufacturer must first transport the boiler under low pressure, then submit and inspect it with the New York Department of Buildings Boiler Division for use in New York State. This process will add several weeks or months of delay. Within days of connection, Controlled Combustion was able to supply, connect and operate two NYC DOB approved low pressure portable boilers.
