I have lived here for 2 years now and moved in before the new management took over. The old owners have given up and let things fall into disrepair. The pool was closed all last summer because they couldn't put money into repairs. After the new owners arrived, they immediately started making improvements and continued to do so. They listen to the citizens and work hard so that the community can progress. Fix the pools, put a new roof and even expand the dog park by a double chapter. This company does the most.

Since moving to the reserve I have had 2 problems that were solved better / faster than other complexes I have lived in. I had to change the mailbox button, and it was done the next day. I have a small beehive outside my balcony. Within 30 minutes of the office notification, maintenance knocked on the door. I love living here and I know I can trust the office staff! Especially Kade!
Preserve has a luxurious feel at an affordable price. Everyone in the office is very friendly and helpful, and all the facilities in the complex are easily accessible. My only complaint is the maintenance department, I can describe it in three words slow, messy and stupid. But overall I'm happy with my experience so far.
Canneries in Port Royal is clean and safe with facilities like two pools, business office, laundry mat and free membership to the Port Royal YMCA. They are slightly overpriced considering the age of appliances in some buildings. But being centrally located and knowing your vehicle and belongings are safe is worth the price. The only downside is not being able to store boats or trailers on the property. The Preserves in 5 miles from at least a dozen boat landings, but over all had a great experience staying here.

The grounds are well maintained, the apartment I rented was one of the larger units available and a perfect size for two bedrooms. I love living here and appreciate the social events held at the rental office. The only improvement I can think of in this complex is the maintenance schedule and staying on schedule with small details like changing the AC filter at the intervals recommended by the manufacturer.
I live here I didn't feel welcome when I moved in when I moved in they didn't show me where my apartment was I could see two bedrooms but not one bedroom when I got the keys they never showed me where my apartment was. I had to drive around to find where it was so I didn't see it before I rented the apartment. it was dirty with hair everywhere from the previous tenant. The window is covered with film and dog or cat hair, I know the last review I want.
I flew to the city; saw a model apartment and submitted an application. Two months later, when I moved in, I was very disappointed with the apartment itself. There is absolutely nothing fancy about the Preserve at Port Royal. The carpet in my apartment is ugly. Every time I look at the carpet, I want to cry; terrible. The porch is/is dirty and the concrete is dirty. The breezeway was ugly--it looked like a public house with marked steps; dirty dusty sidewalks, etc. Thin walls. My neighbor's kids wake me up every morning every weekday and the other neighbor's dog whines all day. When I pointed out to the management that they were falsely advertising as luxury townhouses, they dismissed me with an empty promise to wash the streets. On another occasion, when they did the birthday flower debacle that had been sent to me, the staff had twelve reasons why they could not get it right! I moved here from high-rise luxury in Bethesda Maryland; so I definitely know what luxury living is. It's not a can in PORT ROYAL. The only thing that kept me from losing my mind was the town of Port Royal, which was nice and peaceful to walk around. I hope I can keep my sanity for another 8 months ---- when my lease is up!
