In principle, the mortgage repayments will be £300 per month higher than the initial contract offered. With all the expenses of raising a young son, they realize every penny of their paycheck will be spent on bills.
They are far from alone in their wait-and-see approach. On Friday, Halifax - part of the UK's largest mortgage lender Lloyds Banking Group - said it expected buyers and sellers to "remain vigilant" in the coming year.

"Fortunately, mortgage rates are slowly falling with big expectations for further falls in the coming months. However, both buyers and remortgage customers may be putting their plans on hold as they struggle with living costs," said Rachel Springall, director of financial information service Moneyfacts, which figures Compilation.

Although fixed mortgage rates may be falling, they are still higher than many people expected and anticipated, and certainly more expensive than in the past decade. Mortgage brokers - who scour the market for the best deals - are fairly unanimous in their view that the picture will improve.
"We expect rates to continue to fall and remortgage and purchase activity to pick up in the coming months," Trinity Financial director Jed Newton said, noting that many customers have put mortgage applications on hold.
"Quiet funding conditions have meant that lenders have been able to reduce their fixed rate offers and as a result five-year fixed rates are now available below 4.5%," he said.
"As competition among lenders heats up, we see more growth. In a slower market, [mortgage providers] will be eager to attract more volume, and competition could benefit borrowers looking for new deals."

He suggests that there are some problems with the wait-and-see approach, since deal changes and trackers – which may seem cheap now – could become more expensive.
For Ms Yabsley, the prospect of owning her own home will remain a dream for some time.
"We accepted it, but if I won the lottery tomorrow, I would buy myself a house," he said. The average proposed interest rate for all 50 states is 4.84%. There are no states where the rate fell below 4.74% or rose above 4.96%.

California, New Jersey, Washington and Massachusetts are the states with the lowest average interest rates. Average interest rates are 4.74% in California, 4.75% in New Jersey and 4.76% in Washington and Massachusetts.
New York, Iowa and Arkansas are the states with the highest average interest rates. The average interest rates in these states are 4.96%, 4.93% and 4.92% respectively.
The average down payment in all 50 states is around $28,000. The state with the lowest average down payment is West Virginia, where the average buyer has to put down just over $15,000 for a down payment. By contrast, New York buyers need nearly three times as much, $43,404, to afford the average down payment.
Across all 50 states, the average loan amount offered was $224,297. The highest average loan amount offered was more than $313,000 in California, while it was just $186,502 in Oklahoma.
