New Condos In Henderson Nv - LAS VEGAS, Nev. (FOX5) - Luxury hospitality group Four Seasons has announced it will introduce luxury residences to the Las Vegas Valley.
The Four Seasons Private Residences Las Vegas high-rise will be located in the MacDonald Highlands community in Henderson, according to a news release.

The group says the luxury project will include 171 high-rise residences with “panoramic views and six independent family-style villas offering a cosmopolitan lifestyle with contemporary desert design, resort-inspired amenities and full-service luxury living with typical Four Seasons thoughtfulness. The city of Henderson last May gave the green light to a similar project, which has been called the first residential high-rise in the Las Vegas Valley since the Great Recession.
Described as "an oasis tucked away in the mountains yet minutes from the strip," the Four Seasons says the residence is slated to open in 2026.
The residences will also include a unique restaurant by Elizabeth Blau + Associates, a gym and spa, access to a community-only country club and more, according to the company.
Residents of the high-rise units will have access to "full resort-style living and world-class amenities," according to Four Seasons.

A $600 million luxury resort-style project is planned for McDonald Highlands in Henderson and, if approved by the city, would be the first high-rise built since the Great Recession.
Bella Vista Condominiums
Called Pinnacle Residences in MacDonald Highlands, the two-tower project with a total of 183 units is well into the planning process. The Henderson City Council will consider approving the project's eligibility in December.
One tower is designed with 24 floors and the other with 25 floors. The project requires an underground parking lot on four and five floors.
Pricing and layouts have not yet been finalized, but are expected to start at $1.5 million and go up to $13 million for the penthouses, which have their own private pool on the balconies. About 140 orders were received with customers ordering between $10,000 and $100,000 in return orders. In early 2022, these orders will be converted to sales contracts, which require a 25 percent deposit with the balance due when the residences are handed over by June or July 2024.
Veer Towers at CityCenter, which began construction before the real estate downturn and opened in 2010, is one of the last high-rises built in the valley.

The project, implemented by Las Vegas, Mexico-based Azure Resorts and New York-based Luxus Developments, is expected to begin mining preparations in the first quarter of 2022, with vertical construction beginning in the third quarter. It is expected to take 27 to 30 months from May.
Azure president and founder Jim Reilly, a resident of Henderson, Seven Hills, said this will be their first project in the continental U.S. after building residential vacation villas in Mexico, Hawaii and elsewhere. He said he thought of the project with himself in mind.
"I've lived here for the last 12 to 13 years, and after I dealt with COVID, there wasn't much going on out of state," Riley said. "My son is a senior in high school, and we've been thinking about what we're going to do when he leaves. I'd like to stay on the Henderson side of town, and we started thinking about building a high-end, service-oriented project somewhere in Henderson. "
The closest comparison to Pinnacle Residences is One Queensridge Place in the Southwest Valley, which opened in 2007 with two 20-story towers of luxury residences.

"We chose MacDonald Highlands because it was the most prestigious and premier golf course community in Henderson. I don't think there is anything better in terms of amenities, developed homes and pre-developed homes."
Riley said potential Pinnacle buyers who are reserving are people who live in gated communities in Henderson, don't want to live on the Strip and may have a second home in California. He expects the next phase of buyers to be from residents from other parts of the valley and the rest to be people from outside the state.
"It's great for a few days or a long weekend, but most of them (Henderson and Las Vegas residents) want to be able to access the strip in 10 or 15 minutes, but go to their secluded area in the suburbs where you can have a normal life and no traffic and tourists," Riley said. "I want to live in a residential settlement, and the Gaza Strip is not a residential settlement. As soon as we started talking to people about it, we found a lot of demand for this type of product."
Potential buyers live in 6,000-square-foot to 7,000-square-foot five-bedroom homes valued at about $3 million to $5 million and are interested in three- to four-bedroom condos similarly priced from $3 million to $4 million. Riley said.

“We tried to make these apartments live like a family residence with an outdoor dining area, an outdoor living area, a private garage and a private elevator that goes right into your home,” Reilly said.
About 15 months ago, at the start of the pandemic, Riley said he approached MacDonald Highlands, and its developer, Rich MacDonald, liked the idea and the lifestyle. McDonald took it to Henderson officials, who were positive about it. Azure and Luxus have reached an agreement to purchase 11 acres from MacDonald Highlands, which will be completed subject to eligibility. McDonald Highlands is an investor in the project, but Azure and Luxus will retain control.
"It's a three-quarter billion project and it's in the only place we would allow it to be and it's a great product and the fact that it's (mostly) preserved is a testament to that," MacDonald said. "Orders are coming in every day and there hasn't been any real advertising so far, just for the neighborhood and friends."
McDonald said it's an opportunity to give people a different lifestyle choice. As people get older, it's nice to have a unit that turns the key, locks the door, and goes on a trip and comes back and everything is just as you left it.

"It's great for the valley," McDonald said. "It gives us a new standard of excellence. The design and setting of this project is over the top and it made me want to renovate the club."
As the architect of the project, the developers hired WATG, which plans projects around the world. The design will be desert contemporary with some modern touches and feel similar to the new homes under construction in McDonald Highlands, Riley said.
"It's a luxury project with probably $750 million to $800 million in total sales," Riley said. "That means about $6 million a year for the city of Henderson in property taxes. They like that it's upscale compared to rentals and smaller apartments, and it's not age-restricted, so we won't have as much need for schools, or for the city it is a net positive and we are now moving the process to approve the final proposal.”
The project would not exceed the ridge line, Riley said. Located in Arui, it was designed to blend in with the natural surroundings with the mountains behind. There's nothing behind it, so it won't block any views of the McDonald Highlands, he said.
