We offer current apartment rates on many classifieds pages. Most HUD listings do not have published rates. They are based on 30% of tenants' adjusted gross income. You will need to contact the apartments to determine if you qualify for income-based rent. Finding affordable rental housing when you have a low income is possible; it just requires knowing your options and finding the best option. There are government programs available to help, and more than 5 million American households use some type of program to pay for their home, so you're not alone. Read on to learn how to find affordable housing.
Rental assistance programs are typically offered by the United States Department of Homeland Security. For all HUD-supported rental assistance programs, you must be a US citizen. this Citizen or non-citizen with eligible immigration status.
Eligibility for the program is generally based on the number of people in your household and your annual gross income, which is the amount of money you earn from all sources in a year before taxes are taken. There are also income limits based on where you live.
Housing Choice Voucher Program (formerly Known As Section 8)
The easiest way to see if you qualify for rental assistance is to contact your local Public Housing Authority (PHA). You can also check the income limits on HUD's website. Income limits are not the same in all areas, so this means you may be eligible at one Housing Agency (HA) but not another - good news if you didn't qualify at the first HA to which you applied. Income limits generally range from 50% to 80% of the median income in your city or county.
Each rental assistance program works a little differently (more on that below), but there's one common requirement: To be eligible for any type of rental assistance, you'll need to provide proof of income. Some documents that show your income include bank statements, pay stubs, W-2s, and tax returns. If you receive child support or public assistance, you may need to provide additional documents. In addition, for some types of housing programs, you may have to meet additional requirements set by the owner or owners if it is privately owned.
If you are applying for rental assistance through a program that focuses on specific segments of the population, such as veterans, there may be additional requirements. For example, to be eligible for veterans housing programs, you'll need to meet income requirements and also show proof of military service (usually a US Department of Veterans Affairs identification card). You may also be required to live in one of the target communities, depending on the program.
If your income changes while you're applying for one of these programs, don't panic—you probably still have options. If your income changes and is still below the income limit for the number of people in your household, you can probably move forward without a problem. If your income changes put you over the income limit for the number of people in your household, you should contact your local PHA for next steps.
