CGP&H will review the applicant's updated information and, if determined to be eligible, the applicant is then referred to the landlord to discuss the opportunity and pay the landlord's application fee. However, such tenant selection criteria are permitted only to the extent permitted by state and federal law and must be consistent for both affordable rental units and market rate rental units. Applicants should notify CGP&H immediately if they have been offered a different rent or experience housing discrimination.
The next applicant on the waiting list will go through a homeowner credit and credit check. What happens next? CGP&H will conduct a formal application process and "verify the receipt" of the applicant. This includes a review of the total gross income for the next 12 months of all adult household members who will be living in the affordable unit. Gross income includes, but is not limited to: wages before taxes, wages, tips, commissions, alimony, overtime, pensions, Social Security, unemployment benefits, TANF, child support, disability, interest and dividends on property. Child support and alimony is calculated from a court order stating the amount owed and whether the payee is current or in arrears. All income information will be verified during this process.
