While our study focuses primarily on mortgage rates offered to consumers in various states, it also looks at other important factors in the home buying process, such as common APRs, loan-to-value ratios, home loan and down payment amounts. It also looks at the spread between the highest and lowest APR offered to users to show how looking for a mortgage can help a potential customer save money.
The average interest rate offered in all 50 states is 4.84%. In no country did interest rates fall below 4.74% or rise above 4.96%.

California, New Jersey, Washington and Massachusetts are the areas with the lowest interest rates. The average interest rate is 4.74% in California, 4.75% in New Jersey and 4.76% in Washington and Massachusetts.
New York, Iowa and Arkansas are the states where the average interest rate is the highest. The average interest rates in these countries are 4.96%, 4.93% and 4.92% respectively.
The average down payment in all 50 is nearly $28,000. The state with the lowest average down payment is West Virginia, where the average buyer only needs to pony up a little more than $15,000 down payment. On the other hand, customers in New York will need nearly three times as much, $43,404, to make the lower average payment.
In all 50 states, the average loan amount offered is $224,297. The highest loan amount offered is more than $313,000 in California, while only $186,502 in Oklahoma.

The average loan-to-value ratio is almost 75% in line with the average down payment and loans offered nationwide. The loan-to-value ratio shows how much the loan amount is compared to the home's assessed value. A low LTV, such as that typically found in Hawaii or California, means buyers are paying more to afford a home. High LTVs like those found in Kentucky or Kansas mean buyers can get away with smaller payments.
The average APR offered in the US is 4.95%. California has the lowest average APR at 4.83% while New York has the highest at 5.07%.
Potential buyers should not forget that they can save money by shopping around before paying off a loan. For example, consumers who used a mortgage shopping platform and were given a choice of four different loans saw an average difference of 0.42% between the highest effective rate they were offered and the lowest. Buyers are given the opportunity to choose between five different loans and see an average spread of 0.53%. This difference can translate into thousands of dollars in savings over the life of the loan.
